Marina Living’s 205 apartments are now occupied, marking the completion of a 20-storey residential tower that fills one of the last remaining plots in Dubai Marina’s established waterfront community. LMD, the developer behind the project, has begun formal handover to residents, closing out a development that sits within one of Dubai’s most mature neighborhoods.

For the families and individuals moving in, daily life comes with immediate access to the Marina promenade and its retail and dining options on foot. The Dubai Metro and Tram stations are within walking distance, connecting residents to the wider city without a car. That kind of infrastructure, already in place rather than promised for the future, is what distinguishes an address in Dubai Marina from newer, still-developing districts elsewhere in the emirate.

The building itself is configured across one- and two-bedroom apartments, all finished with dual-aspect views toward both the Marina and the broader city skyline. Residents share a rooftop infinity pool and fitness facility, a padel court at ground level, a children’s play area, barbecue zones, and a landscaped lobby with water features. The amenity mix reflects a deliberate orientation toward waterfront living and the kind of urban convenience that residents in an established community expect.

The architectural design and engineering delivery came from LaCasa, a Dubai-based consultancy specializing in residential, hospitality and mixed-use projects. The firm shaped both the building’s form and its internal systems.

Meanwhile, Marina Living is only one part of a broader footprint LMD has been assembling across Dubai. The developer’s existing projects already span Al Jaddaf Waterfront, Dubai Maritime City, Wasl Gate and Dubai Land, a geographic spread that reflects a deliberate strategy of developing across multiple established and emerging districts rather than concentrating in a single location. Beyond Dubai, LMD operates across the United Arab Emirates, Egypt, Spain and Greece.

The pipeline ahead is substantial. Upcoming projects include The Pier Residence at Dubai Maritime City, Taiyo Residences at Wasl Gate, and additional mixed-use developments planned for Al Jaddaf Waterfront. LMD describes these as part of continued expansion across Dubai’s key growth corridors.

The scarcity of remaining residential plots in Dubai Marina gives the completion of Marina Living a particular weight. The neighborhood’s infrastructure is long established, its demand proven over years of sustained occupancy. Arriving residents inherit all of that rather than waiting for a district to mature around them.

Whether the pipeline projects in newer zones can replicate that sense of an already-formed community, or whether residents there will need to wait years for the neighborhood to catch up with the buildings, remains the open question for LMD’s next chapter.
